Mahindra Lifespace Developers Limited (CIN: L45200MH1999PLC118949), the real estate and infrastructure development arm of the Mahindra Group, today announced its consolidated unaudited financial results for the first quarter of Financial Year 2026-2027 (Q1 FY27) ended June 30, 2026.
Driven by strong residential pre-sales and robust project completions-with revenues recognized under the completion of contract method (IND AS 115)-the company delivered significant multi-fold growth in operational revenue alongside strong profitability.
Consolidated Financial Performance
Mahindra Lifespaces reported a dramatic increase in consolidated revenue from operations for Q1 FY27, scaling to ₹96,213 lakh (₹962.13 crore). This represents a massive multi-fold growth compared to ₹3,197 lakh in Q1 FY26 and a 43.68% sequential expansion over ₹66,962 lakh in Q4 FY26.
Total consolidated income for the quarter reached ₹97,754 lakh (₹977.54 crore), supported by ₹1,541 lakh in other income.
Profitability Metrics
Profit Before Tax (PBT): Expanded to ₹11,100 lakh (₹111.00 crore) in Q1 FY27, up 167.47% YoY from ₹4,150 lakh in Q1 FY26 and up 31.77% QoQ compared to ₹8,424 lakh in Q4 FY26.
Profit Before Exceptional Items, Joint Ventures, and Tax: Stood at ₹10,245 lakh, reversing a loss of ₹5,642 lakh in Q1 FY26.
Net Profit After Tax (PAT): Came in at ₹8,555 lakh (₹85.55 crore). Net profit attributable to owners of the parent stood at ₹8,553 lakh (₹85.53 crore), marking a 66.92% YoY growth over ₹5,124 lakh in Q1 FY26.
Earnings Per Share (EPS): Basic EPS rose to ₹4.01 per equity share (face value of ₹10/- each, not annualised), up from ₹2.93 in Q1 FY26. Diluted EPS stood at ₹4.00.
Key Operational & Business Highlights
Consolidated Sales: Overall sales (Residential + IC&IC) reached ₹966 crore, reflecting a 70% YoY growth.
Residential Pre-Sales: Recorded a 106% YoY surge to ₹925 crore, covering a saleable area of 0.60 million square feet (msft) and a RERA Carpet area of 0.39 msft.
Gross Development Value (GDV) Additions: GDV additions in Q1 FY27 reached ₹5,600 crore, compared to ₹3,500 crore in Q1 FY26.
Integrated Cities & Industrial Clusters (IC&IC): IC&IC revenues for the quarter stood at ₹41 crore, compared to ₹120 crore in Q1 FY26.
Residential Collections: Stood strong at ₹527 crore for Q1 FY27, up from ₹518 crore in Q1 FY26.
Balance Sheet Strength: The company maintained a cash-surplus position with a net debt-to-equity ratio of -0.20 as of June 30, 2026.
Expense Breakdown
Total consolidated expenses for Q1 FY27 amounted to ₹87,509 lakh, compared to ₹9,703 lakh in Q1 FY26 and ₹72,245 lakh in Q4 FY26.
Construction Expenses Incurred: Stood at ₹59,727 lakh (₹40,583 lakh in Q1 FY26).
Changes in Inventories: Recorded at ₹(13,237) lakh for work-in-progress and finished goods.
Operating Expenses: Came in at ₹3,138 lakh.
Employee Benefits Expense: Accounted for ₹3,357 lakh, compared to ₹2,802 lakh in Q1 FY26.
Finance Costs: Reduced to ₹240 lakh, down from ₹395 lakh in Q1 FY26 and ₹334 lakh in Q4 FY26.
Depreciation & Amortisation: Stood at ₹504 lakh.
Other Expenses: Accounted for ₹3,780 lakh.
Joint Venture Contribution:
The share of profit from joint ventures and associates contributed ₹855 lakh to the total consolidated PBT in Q1 FY27, compared to ₹9,602 lakh in Q1 FY26 and ₹8,348 lakh in Q4 FY26.
Capital Structure
As of June 30, 2026, the company's paid-up equity share capital stood at ₹21,334 lakh (comprising equity shares with a face value of ₹10/- each). Total comprehensive income attributable to the owners of the parent for the quarter stood at ₹8,553 lakh.
