B-Right Realestate Reaffirmed IVR BBB-/Stable Credit Rating for Rs. 40 Crore Facilities

B-Right Realestate Limited (CIN: L70100MH2007PLC282631, BSE: 543543) announced that Infomerics Valuation and Rating Limited has reaffirmed its IVR BBB-/Stable rating for the company's total fixed deposit facilities amounting to Rs. 40 crore.

The rating covers proposed fixed deposits of Rs. 38.02 crore (reduced from Rs. 38.98 crore) and existing fixed deposits of Rs. 1.98 crore (enhanced from Rs. 1.02 crore), both with a Stable outlook. This reaffirmation reflects adequate cash flow coverage during the loan tenure, supported by completed funding tie-ups for the under-construction project, its favorable Mumbai location, and the group's long track record in real estate.

Strengths include strategic project locations with high residential demand, experienced promoters from the B-Right Group who have developed 10.37 lakh sq ft of sold units, and projected above-unity cash flow coverage. Consolidated financials show operating income rising to Rs. 103.43 crore in FY25 from Rs. 40.91 crore, with EBITDA at Rs. 13.07 crore, though total debt declined to Rs. 78.37 crore and gearing improved to 0.55x.

Ratings are constrained by project execution and marketing risks, real estate cyclicality, and geographical concentration in Mumbai. Upward sensitivities include timely project progress and strong sales; downward factors involve cost/time overruns or weaker collections.
